This construction method is flexible enough that a structure can start simple, and be finished down the road into a habitable space. Putting on an attached garage is more common and tends to be more affordable. Attached garages are building off of an existing structure, and can utilize that as a wall, which cuts down on the average cost to build a garage. It is also less expensive if the driveway is already in place. For a detached garage, the garage construction costs go up because it’s building from scratch. As with more projects, size maters. The more square footage, the more materials and labor that go into the project. 2. Construction Management

This early phase is called Pre-Construction and the primary focus is risk management in the areas of budget and constructability. Cost and constructability consulting as a Construction Manager can often entail several years and iterations of design and pricing effort. When the design phase has met the Owners’ goals of constructible plans, within their budget guidelines, the construction phase begins. Construction Management usually entails the constructor working in a traditional general contracting role for a Guaranteed Maximum Price (GMP) for a fee, or simply for a fee, or negotiating a final lump sum contract with the Owner. |
